When it comes to selling a property, there are basically 2 types:
1) Very popular among buyers, MRT, doorstep amenities, high floor, great view/size, they tick all the boxes.
2) Challenging. Whether is the layout, not the best facing, noisy, West sun, the flaws are there.
Even for the “easy to sell” popular houses, it’s not as straightforward.
The challenge is not about getting the house sold. It’s about leaving money on the table.
Here’s an example. Recently we sold our seller’s house which ticks all the boxes. Walk to 2 MRT, doorstep amenities, high floor, great view and condition. Their neighbour was also selling at the same time. Both houses are identical.
We sold ours at $1.1M but their neighbour house only sold at $980K. The neighbour just left $120,000 on the table. If you’re the neighbour sure heart pain right.
How come both houses are identical, such a big gap in the price sold?

Our seller made a profit of $360,000 in just 4 years. It’s equivalent to savings of $7,500 every month for the last 4 years.
