Engaging challenging
When it comes to selling a property, there are basically 2 types:
1) Very popular among buyers, MRT, doorstep amenities, high floor, great view/size, they tick all the boxes.
2) Challenging. Whether is the layout, not the best facing, noisy, West sun, the flaws are there.
Even for the “easy to sell” popular houses, it’s not as straightforward.
The challenge is not about getting the house sold. It’s about leaving money on the table.
Here’s an example. Recently we sold our seller’s house which ticks all the boxes. Walk to 2 MRT, doorstep amenities, high floor, great view and condition. Their neighbour was also selling at the same time. Both houses are identical.
We sold ours at $1.1M but their neighbour house only sold at $980K. The neighbour just left $120,000 on the table. If you’re the neighbour sure heart pain right.
How come both houses are identical, such a big gap in the price sold?
This is when our unique strategy comes in.
When it comes to “easy to sell” houses, first we research in-dept for our price strategy to ensure 100% control of the market share first, ensuring that every potential buyer will need to see our house before they can even consider other units.
Our openhouse typically attracts over 20+ buyers. Imagine the excitement and FOMO we have already created for the house. Engaging the buyers correctly to see who can pay the best price is another method that we use.
Hence we always try to make sure our homeowners never leave money on the table.
What about the challenging type of houses? Must definitely sell cheap right?
That’s not true. These kind of “more challenging” houses, when buyers come in, all they can see are the flaws. The strategy to use in such properties is to change their perspective.
Low floor. Faces guardhouse. Bin center. Direct West sun. Traffic noise. Very challenging house right? We sold such a house faster than similar units selling in the same development. Our seller made a profit of $360,000 in just 4 years. It’s equivalent to savings of $7,500 every month for the last 4 years.
